Our Terms & Conditions 

We have included here some important additional information about booking our holiday cottages for two, four and six in St Davids, Pembrokeshire. Please call us anytime if you have any questions. We would love to hear from you! 

What’s included and Electric Cars? 

All cottage prices are fully inclusive of logs, gas and electricity. We provide white fluffy bath towels, cotton sheets, feather and down duvets and pillows and tea towels. Non feather can be provided by request. Please bring beach towels. Cot linen is not supplied. 

Welcome packs are provided for your arrival with tea, coffee, milk, cake and fresh seasonal flowers or plants. A cot and high chair are available, if required. Each cottage has use of the garden furniture and BBQ.

Charging for electric cars is not included and we recommend that you use 'Geniepoint' charging stations in the two main St Davids car parks please.

Booking, Arrival, Deposit, Payment and Next Year

Our cottages are available to let from Saturday to Saturday all year (Friday to Friday for The Boathouse). Short breaks are available out of season, mainly in January/February and November/December, with the exception of Half Term, Christmas and New Year. 

Cottages are available from 4 pm on the day of arrival and it's helpful if the cottage is available for cleaning by 10 am on the day of departure please. Telephone or e-mail bookings can be taken to provisionally book your cottage and we ask you to send  the non-refundable deposit of 20% for each week booked within 7 days please. 

Bookings must be accompanied by the appropriate deposit. On receipt of the deposit and, subject to the Property Owner being willing, at his sole discretion, to accept the booking, the Property Owner will issue the 'Booking Confirmation Note'. The Property Owner shall not be deemed to have accepted a booking until the Booking Confirmation Note has been issued, following receipt of the deposit. If the Property Owner declines the booking, the deposit will be refunded to the Holidaymaker in full.


Final payment is required 8 weeks before your holiday starts. Please make payments via BACS electronic transfer by arrangement. If the final payment is not received on the due date (8 weeks before arrival), payment in full will still be required in the event of a cancellation within 8 weeks of arrival.

We have an informal arrangement, whereby regular customers, are offered first refusal on bookings next year - in the same cottage, in the same, equivalent calendar week - if available. Please let us know within two weeks of your holiday please, as we usually open bookings eleven months ahead.

Cancellation and Insurance

In the event of cancellation within 8 weeks of arrival, we will always refund the deposit and final payment, if we can re-let the cottage(s); however, if we can’t, unfortunately, we will not be able to make refunds and, if full payment has not been made, this will still need to be paid.

We strongly recommend that you take out holiday insurance to cover the risk of cancellation. 

In the event of an epidemic or pandemic causing a national/local lockdown, which prevents people travelling... or a national/local lockdown, which makes our cottages unavailable, we will provide a full refund or carry the booking forward to another suitable date, by agreement (adjusting for any price differences). 

If, for any reason, a cottage is not available on the day, a full refund will be provided; however, we are not able to refund more than the price of the rental. 

Smoking, pets and more!

The cottages are for non-smokers only please. I am sorry to say that we don’t allow dogs or cats. 

We are not able to accept liability for any personal injury or theft during the period of your stay.

Our guests are responsible for any breakages and/or damage to the property that may occur during the holiday and are responsible for keeping the property in good condition. Our guests are responsible for making any complaints directly to Dawn Hughes locally or, failing this, to the owner immediately the problem arises, so that it can be solved as quickly as possible... providing the owner with the right of access, if required.
